Not yet
On this income, after your existing payments, the bank will not lend enough for even Type A. What helps: clear or pay down the existing loan, add a co-borrower with steady income, or come back when your documented income is higher. Call us — we will help you plan — but there is no need to lose a day off yet.
This is an estimate, not an approval. The bank looks at more — time in your job, your NCB credit file, the type of employment contract, and your age.

Three types
The payment is shown for years 1–3 and year 4+ together, always — because that is what you actually sign up for.

What we tell you before you visit
- About 1 in 4 loan applications we send in are declined or approved for less than the price. We tell you which one is likely before you apply.
- The party wall you share with the neighbour is one precast panel. You will hear a dropped pot; you will not usually hear conversation.
- The house is delivered bare — no air-conditioners, no kitchen units above the counter, no water heater. Budget ฿120,000–250,000 to fit it out.
- No pool, no gym, no clubhouse — at this price a pool means a common fee nobody can pay.
- Your money before transfer is not held in escrow. This is standard for Thai allocated-land housing and it is a real risk — we explain what still bounds it.
- This house is not an investment. It does not appreciate — the reason to buy is that in year 20 the payments stop and the rent never would.
